The Horsemen’s Corral magazine’s contributing columnist, Sarah Vas, of View From the Cheap Seats is offering up for sale her turn key equestrian property.
We’ve poured our heart and souls into this endeavour for over 20 years. It’s time to scale way back and follow new pursuits. My husband and I would love to sell our farm to the next deserving equestrian, be it for professional use or private hobby. Purchase price reflects the abundant upgrades and countess efficient details not found in the average horse facility. We are open to negotiation with a buyer regarding the possible conveyance of a multitude of items, large and small, to make the buyer’s immediate occupancy seamless.
The Home…
1927 Four-Square Bungalow – 3 bedroom, 1 bath, hardwood floors, Craftsman details throughout. This building footprint and substantial utilities are a perfect layout for an addition, screened in backyard patio, or a full home expansion.
We’ve renovated and updated from top to bottom! See the MLS Listing for interior photos and home details.
Step through the beveled glass front door into the dining room. Comfortably seat 8 to 10 at a table with room for hutches and china cabinets.
Pass through a quintessential Craftsman style column-and-archway into the living room. Three of the four first-floor rooms have original solid oak flooring with a picture frame style border. All the windows have been updated as well as the exterior insulation, vinyl siding, and roof.
The view facing east with inset double window dormer.
The kitchen seen through the doorway pictured above, includes a breakfast nook which could be converted to storage with additional cabinets or cupboards. The north doorway leads you down into the mudroom or below to the full basement.
The kitchen has been completely renovated with custom cabinets, granite countertop, gunmetal finish appliances, and a hand-painted distressed floor finish. Upper cabinets are accented with slate salvaged from the property’s bank barn roof. The old outhouse was torn down but its cedar door was salvaged and custom fabricated into the home’s charming ceiling fixture. Storage cubbies, a built in bread box, and large “dump” drawers set this kitchen apart from the average design.
Upgrades: New 50 gallon insulated hot water tank, all water lines replaced throughout, electrical panel upgraded to 220 with numerous open circuits available for home additions. Home owners have sustained separate water and electrical accounts for the home and barns for ease of business deductions. Property includes municipal water, commercial grade septic system – plenty of room to expand this cozy home into a sprawling floorplan.
First floor bonus room has been used as a bedroom, craft room, and office. The ceiling is beautifully accented with a collage of vintage equine magazine pages, adding personality to this homes blend of new and old. This room is directly below the second floor full bath and above the basement’s necessary utilities. Easily convert this to a first floor powder room for future use.
Staircase between kitchen and bonus room leads you to an open loft space equal to the kitchen footprint below. Note the view of facility activities from the east and north windows. Attic access here as well as multi-use space for play area, a future walk in closet, or reading nook. The second floor full bath is just left of the stairway landing while two bedrooms face north.
As mentioned, this home was built in 1927 after the original Law Road farm residence sadly burned. The entire home is a classic example of the era. Solid wood floors, hefty baseboards and trim work in straightforward simple lines, classic stain deepened to a rich color with the passing of the years.
The west bedroom. All four second floor rooms have this wonderful dormer feature on the east or west walls. Several original cast iron heat vent covers have been restored throughout the home. Cabinets have been removed to offer buyer a clean slate and more floor space.
Another view of the west bedroom with south facing window overlooking the front yard.
The second bedroom is a mirror image to the dimensions above. While it overlooks the front yard as well, the east facing dormer window gives a full view of the horseshoe driveway and all activities coming and going to the facility.
Both second floor bedrooms allow plenty of square footage for armoires, large dressers, and even king size bed frames. As was the era, this home lacks permanent closets, however the rooms have proven to be plenty big enough to accommodate more than ample furniture pieces for the whole family.
The home’s full bath was expanded, renovated, and completely updated in 2022. Modern amenities include dimmer switch can lights with multiple light settings, accent lighting over sink, and vent fan to properly dissipate shower steam. Several additional outlets and all new wiring were also added.
Once a cramped and limiting space, the renovation expanded the footprint to include an unused dormer window. A 1950’s J Tub was refinished and installed with curved shower rod. Now, the west facing dormer window floods the room with additional light while the open foot tub design is perfect for relaxed soaks after a long day. The penny tile flooring with simple accent border is another modern nod to the Craftsman style home.
Built-in cubbies provide instant storage and landing zones for bathroom essentials without the need for additional storage pieces. The pedestal sink is dressed with custom crafted sink brackets that replicate the tub’s exterior accents. A simple exposed sink drain allows uninhibited air flow to the room from the cast iron heat vent below.
The bird’s eye view looking south proves the versatility of the property’s layout. The residence sits neatly to the right while the outbuildings allow enough distance from the home for privacy and peace. The wrap around driveway and smart traffic flow allow home owners and visitors alike to comfortably maneuver vehicles around the property.
